Land

Campbell's Bay, Québec (100 km west of Ottawa)

2 Parcels Of Forested Land

104 Acres and 52 Acres

156 acres, located in Campbell's Bay, Québec (100 km west of Ottawa), which is divided in 2 properties separated by a golf course. One of 104 acres and the other one of 52 acres. They don't connect.

The 104 acres has a mobile home 12 X 60 feet, all furnished, with hydro, artesian well 225 feet deep, barn-stable 30 X 80 feet with stalls for 9 horses, 2 other small buildings: 14 X 18 feet and 8 X 10 feet. A riding lawnmower, a Xmas tree wrapper, and lots of smaller tools. There is a small creek passing at the end of the property, which I cleaned up and enlarged to make a small lake, around 200 X 400 feet. Other possibilities for more ponds.

It consists of about 25 acres in fields, the rest is a 50,000 trees plantation for either Xmas trees and/or landscaping purposes, many are ready for harvesting right now: 25,000 spruces groomed for Xmas trees, 3,500 Colorado blue spruces, 6,000 Austrian pines, 5,000 Red Oaks, 3,000 Balsams, 3,000 Scotch Pines, 2,000 Larches, and 1,000 assorted decorative trees: smoke bushes, honey locusts, mugho pines, mountain ashes, sugar and red maples.

The 52 acres has no buildings, nor fields. It consists of around 30 acres in natural woodlands and the rest is in plantation also: 3,500 30 years old red pines, 500 white pines, and 3,000 scotch pines. It has a 2 springs fed lake, around 600 X 800 feet with tested water good for swimming.

As I said the 2 properties are on both sides of a golf course, so a camping ground could be develop or sell lots on/with view on the golf course.

Perfect also for vacationing, atv or hunting with the back of the properties on the Laurentians mountains.

American owned & operated exclusive 150-sq. mile Virgin Quebec Territory. At web site: www.lacperdu.com you’ll find an array of photos and additional information.

The main camp is located in the northern wilderness at 70 ° 13' W, 50 ° 39' N, with two satellite camps on a plateau at a higher elevation. There are six cabins on Lac Perdu (the BIG Lake). It takes well over two days to see it all by motorboat. In addition over 100 additional lakes are on the property, all accessible by hiking, canoeing and portage, etc.

We are the perfect location for the Eco Adventure Wilderness traveler. The choice is yours: Spend your next vacation at a corporate mega-resort or come to family oriented Lac Perdu where Peace and quiet are the first things you'll notice once the float plane flies off into the horizon. The only sounds you will hear are the loons singing in the evening and the wolves calling at night amongst the Northern Lights for a backdrop. The lakes are surrounded by wilderness. The peak at the Northern end of Lake Perdu has never been climbed, there are rivers that have never been canoed, lakes that have never been fished, and all the forest has not yet been explored.

Our entire 150 sq. mile territory still has several weeks available in which you can rent the entire facility for the ultimate nature retreat experience in total privacy and seclusion from the outside world. For yourself, or a corporate meeting get a way from it all, our pristine secluded location is perfect for making all your dreams come true.

Below is a comment written by a previous guest.

"The big sell (in my opinion) is that fishermen from this area can make the drive to your float base in a single day. Your rates are reasonable and the opportunity to catch FOUR species (lake trout, pike, brookies and whitefish) is appealing. In fact, I caught those four species in that order on FOUR CONSECUTIVE CASTS when we fished the Outflow River of Lac Perdu on our last day there. It was remarkable!" Tim O'Brian

Lakes Caroline & Trois lles the two satellite camps make up an unbelievable brook trout fishery; you can fish streams, grassy flats and the lakes. All are loaded with trout that will see their first fly when you present it to them. With only one cabin on the entire lake, you can view it as your own private lake.

Suicide brook trout are the only fish found at these upper lakes, streams and rivers. They make everyone look like a pro ... it's not unusual to have a hit on every cast.

You can fly into Perdu for a few days, then transfer on up to the Brook trout country at an additional cost of $250 per person for the transfer flight. This gives you a taste of both worlds. Or, you can fly directly to the Brook trout area and spend your entire time there. The brook trout are plentiful and eager to attack your flies. They are very lightly fished, definitely not hook shy. The colors are fluorescent due to the high tannin content of the cold Northern water. Both the Caroline & Trois Iles systems have miles of streams; if you hike a few miles I can guarantee that you will be the first person ever to fish those waters. Most people won't make the hike because they don't need to; the fishing is too good everywhere.

A free night's accommodations are offered at Lake Margane, the floatplane base. This allows you an early flight to our camp in the morning & awards you with a full day of fishing. After viewing the web site, if you desire more information, I'll be happy to mail you a CD-ROM. I look forward to hearing from you and hopefully meeting you at Lac Perdu

A three-acre property including an early 20th century mansion, better known as the Ogilvie mansion is a 385 square meter property built in the 1930’s for the Ogilvie family. It is majestic, with a classical stone structure and slate roof. The building is versatile and can be renovated to become an inn or restaurant, clubhouse to the golf course, a spa or it could be returned to its original historical stature as an elegant private country residence.

Annually since, substantial improvements were made to the property consisting of the construction of new roads (which provide access to all potential waterfront lots) and four new golf holes designed by the renowned golf course architect John Watson.
